COMMON FAULTS
Electrical Hazards
Improper wiring and breakers can cause spark, fire and shock
hazards. Common electrical hazards found include the following:
- Over sized circuit breakers for air conditioners.
- Absent or mal-functioning GFI plugs in bathrooms, kitchens, and outdoors.
- Reversed polarity, and improper grounding in plugs.
Water Penetration
Water penetration can cause rotted wood, damaged sheet rock,
and can provide an environment attractive to termites.
- Inadequate caulking around windows and doors.
- Improper flashing around chimneys and dormers.
- Flashings around roof penetrations such as skylights, and plumbing vent
stacks.
- Not using treated lumber or materials in areas subject to splashing,
particularly on doors opening onto patio areas.
Plumbing
Improper repairs and additions can pose health hazards.
- Missing or improper traps under sinks.
- Missing anti-siphon values on exterior hose bibs.
- Improper hot water heater insulation.
Foundation
Improperly finished post tension rod ends, can expose the rods to oxidation and possible failure.
Grading and Drainage
Improperly installed landscaping and decks may cause water penetration damage and incourage wood boring insect invasion
- Landscaping too high on foudation; there should be 4-6" of clearance.
- Grading sloping toward the foundation instead of away from it.
- Decks covering siding and the foundation
- Downspouts do not carry the rain water away from the home.
